Development of new office facility comprising 1no. office building containing 3no. three storey linked office blocks, central entrance/reception with central dining room, commercial kitchen and external refuse storage area. Security gate house, barriers and security gates to existing site access road, extend existing road from site entrance into new car parking to front and rear of building with external circulation around the building accessing the car parking including ramp to rear service area. Form new vehicular entrance for emergency vehicles with security gates from existing IDA link road. 2no. service buildings each containing a generator, UPS and boiler house. Provision of pump house at the attenuation lake. 2no. LPG tanks and compound fencing. Connection to existing foul sewerage system and storm water drainage system via an attenuation lake located to the south of the proposed building with final discharge into existing storm drainage system. Various free standing site signage & fixed building signage. Provision of 200no. bicycle racks, hard standing, paving, landscaping and all associated site works including 2no pedestrian access stairs to the rear entrance points of the building. Gabion walls and other retaining structures at changes in level within site and at site boundaries. Provision of PV / Solar panels on the building roofs. Alterations to 2no. existing IDA link road junctions with the N56 including road markings, signage etc. Additional street lighting to the existing IDA link road.
