The extension, refurbishment and internal remodelling of the existing two-storey, split level 3 bedroom house on the site to create a 4 bedroom, two storey splitlevel dwelling, over a new partial basement to the rear comprising: 1) the construction of a single storey flat roof extension at basement level to the rear (east) with a terrace deck on the roof and staircase to the rear garden; 2) the reconstruction and extension of the existing single storey extension at the side (south) abutting Queenstown Castle (protected structure: RPS 1544) including single storey extensions to the front (west) to provide a lightwell and to the rear (east) and the replacement of the existing roof with a green roof and parapet walls over the extended floor area; 3) the construction of two storey extensions to the front (west) and rear (east) of the existing two storey element of the house and the introduction of 2 no. balconies to the rear (east) at the first floor; 4) the replacement of the roof of the existing two storey element of the house with a green roof with parapet walls of the same height of the proposed front and rear extensions and the installation of solar PV panels; Page 2 of 9 95 - DEC1letter 5) the construction of a raised terrace adjacent to the extended kitchen at ground floor level to the rear (east); 6) the construction of a single storey bicycle store; 7) the widening of the existing vehicular entrance onto the access to Queenstown Castle (protected structure: RPS 1544), from 3.2 metres to 4.6 metres and the introduction of a pedestrian gate; and 8) all other site development works required to facilitate the development including hard and soft landscaping.
