Development will consist of complete strip-out and renovation of the original cottage and demolition of ruinous extension to rear, replaced by new highly insulated single storey extension with mono-pitched roof. The works within original structure to include new insulated floor; breathable internal insulation to front solid wall and breathable internal and external insulation to rear solid wall of cottage; existing non-original external doors and windows to be replaced with new; rear of main room to be lit by new rooflight ; roof to be reslated using original slates; original joinery and plaster + lathe ceilings retained where ever possible. Brick chimney stack to be renovated; new connection to be made in rear yard to shared combined drain; new dedicated water supply.
