The proposed development will consist of the demolition of the existing one and a half storey detached dwelling, known as ‘Dawn View’ and its single storey detached garage, and the construction of a replacement single-storey, 4-bedroom dwelling with a pergola to the east and west of the house, a detached single storey garage with pergola, a new on-site wastewater treatment system, landscaping, boundary treatment (including providing replacement gates to the eastern vehicular entrance and the blocking up of the western gates) and all associated ancillary works necessary to facilitate the proposed development. A Natura Impact Statement (NIS) has been prepared and is submitted to the planning authority with the application.
