The development will consist of the refurbishment and renewal of 18 no. existing one-bedroom apartments over four storeys and the conversion of 2 no. vacant retail units at ground floor to apartment units at 180-187 Townsend Street, with a site area of 0.0442 hectares and a total GFA of 910 sqm, as follows: North Façade (Townsend Street): Replacement of existing windows and doors; Removal of redundant timber fascia’s; Repair and renewal of existing roof fabric. South Façade (Rear Elevation): The relocation of apartments access to the existing south service yard through the provision of a new lift, stair core and access deck; Creation of openings to the south façade to accommodate new individual apartment door entrances accessed from the proposed deck; The removal and reconstruction of 5 no. rear yard structures to Unit No’s. 181, 182, 184, 185 & 187; The removal of non-original mechanical pipes to façade; Provision of external insulation; Repair and renewal of existing roof fabric; Provision of landscaped courtyard, bin enclosure and all associated site works. Internal Works: The removal of 3 no. existing internal access stair cores; Provision of entrance corridor linking proposed main building entrance at Townsend St to the rear yard proposed stair core; Provision of service access corridor/underpass to No. 180 to access rear yard for servicing & waste collection; Reconfiguration of existing apartments layouts with associated works; Conversion of 2 no. vacant retail units at ground floor level to apartment units with associated works.
