The development will consist of the conversion of the existing 12 bedroom Bed and Breakfast to 3 number apartment units with 2 no. single guest bedrooms on the ground and 1st floor levels of the existing return. The proposal includes the demolition of the existing single storey extension to the rear of the original return and the demolition of lean-to glazed PVC structure to the side of the return. The development includes roof lighting and sundry other minor works. Refurbishment of the facades to include restoration of timber sash windows and doors. The proposal includes the provision of terraces and stepped access to the front and rear of the basement level. Work to the front of the house to include the removal of the modern extension of the basement level storage and provision of landscaping to include refuse area and utility meters. It is proposed to provide 3 number vehicular parking spaces to the rear of the house with access from Grosvenor Lane. It is proposed to landscape the rear garden to provide communal private open space.
