The redevelopment of existing service station to comprise a) the demolition of all existing structures, b) the construction of a single storey service station of 338 sq. metre gross floor area and incorporating a net convenience retail area of 126.2 sq. metre ancillary deli and food preparation, storage, staff and toilet areas and a bin storage and delivery yard to its rear. The service station forecourt areas will comprise a canopy with an illuminated fascia and 4 no. fuel pump islands, an electric car charging point, car services area, a car wash facility, a separate HCV refuelling area with 1 no. pump island and canopy over and 2 no. 40,000 litre and 3 no. 60,000 litre underground fuel storage tanks with associated pipework and overground fill points, c) the construction of a two storey restaurant of 348.4 sq. metre gross floor area with drive thru facility, ground and first floor seating areas and ancillary food preparation, storage, staff and toilet areas d) parking to comprise a total of 49 no. car parking spaces, 2 no. motorbike parking spaces, 5 no. bicycle stands to provide parking for 10 no. bicycles and 3 no. HCV parking spaces, e) an ESB substation, company signage throughout the site, attenuation tank and interceptors, new access lane off Ballysimon Road and all associated boundary treatments, landscaping and site development works at a 0.857ha site.
