The proposed development consists of the construction of 14 no. 4 bedroom two storey detached/semi-detached/townhouse dwelling houses and 37 no. two storey 3 bedroom semi-detached/townhouse dwelling houses. The proposed development also includes 4 no. two storey mews buildings providing 16 no. 2 bedroom dwellings and 3 no. 3 bedroom dwellings. Vehicular and pedestrian access to the proposed development will be provided via a new site entrance from St. Margaret's Road to the south. Ancillary site development works include all landscaping, drainage and servicing proposals which include the undergrounding/diversion of existing overhead lines. A Natura Impact Statement (NIS) has been prepared and will be submitted to the Planning Authority with the application.
