for (1) The demolition of existing Storage Bays (174 m²) and Provision of new concrete yard area (216 m²), (2) Construction of new Garden Centre Store Building (204 m²), (3) Construction of new Covered Garden Centre Display Area (347 m²) & new Un-covered Display Area (305 m²) to the side (North) of existing retail building onto the existing yard slab, (4) Internal alterations and change of use of existing store to Retail Area (192 m²), (5) External elevational alterations to north facade of the Retail building including removal of 2 No. roller doors & external canopy with the provision of new personnel doors, and windows, (6) The demolition of existing service station bin store and lean-to canopy (55 m²) & Jet-Wash, (7) Construction of new Bin Store Building (33 m²), (8) Construction of a new external seating area to the front (West) of the existing service station, (9) Internal alterations within the service station to include change of use of existing store & Welfare Area to Retail Area (34 m²), (10) Construction of a first-floor level to provide new office & welfare area (45.5 m²) within the existing retail store, (11) Reduction in height of the existing concrete wall and replacement with railing between the service station forecourt and retail store, and all associated site development works at a site which contains a Protected Structure (Ref C782).
