Development Description

the development will consist of the demolition of the existing rear freestanding storage shed and the construction of a single-storey rear extension measuring 5.0m long by 6.43m wide, providing a total internal floor area of 27.396m². The extension will contain a kitchen/ living room and utility room. The extension will be constructed with a flat roof design, incorporating a slight fall towards the north/west to facilitate effective drainage. The flat roof will be contained within a parapet. Construction will be of traditional insulated masonry, and the external walls will be finished with sand and cement NAP render finish. The floor construction will include insulation and will be finished with a concrete screed. A large feature window is proposed to the rear elevation, measuring circa 2.6m wide by 2.1m high, and will be south-west facing, providing enhanced natural light and visual connection to the garden area. This extension is designed to integrate with the existing dwelling
