Fitout works to Fourth Floor office at One Molesworth Street, Dublin 2 , to include the following deferred works detailed on Completion Certificate CCDC from Commencement Notice BCMS No:8369607: 1: Floor finish to ensure Part M compliance giving level access in the office floor plates. 2: Mechanical ventilation / air conditioning installation within office floor plates. 3: Switches, outlets and control units to ensure Part M compliance within the office floor plates. 4: Fire and Life safety systems, including emergency lighting within the office floor plates. 5: All artificial lighting throughout the office floor plates. The fit-out also includes the following additional works: Construction of reception area, meeting rooms, auditorium, kitchen, pantry, casual space, file room, wellness room, changing rooms, print rooms and store rooms. External works consist of: • Removal & replacement of 2 No. existing external fixed glazed façade panels with 2 No. sliding doors to south facing terrace. • External Plant to Roof Level Internal works consist of: • Raised Access Floor in the office floor plates and associated cavity barriers and dust sealer. • 4 No. Door threshold heights to south facing terrace. • Suspended ceilings and associated cavity barriers and dust sealer. • Metal stud wall partitions and associated cavity barriers. • Glazed wall partitions and associated cavity barriers • Mechanical ventilation / air conditioning installation within office floor plates • Water, Waste, Condensate, LPHW & CHW services within office floor plates • Switches, outlets and control units within the office floor plates. • Electrical cabling & links to landlord distribution board, FAP, MCC located in landlord riser to facilitate Mechanical controls & Electrical services to office floor. • Fire and Life safety systems, etc, including emergency lighting, heat and smoke detectors and break glass units within the office floor plates. • All artificial lighting throughout the offi
