Public-safe works description

Works consist of internal alterations, reconfiguration, and fire safety upgrades of an existing residential property from an 8 bedroom residence to an 8-bedroom, shared residential property. For the purposes of the Building Regulations (specifically Technical Guidance Document B - Fire Safety), the building is categorized under Purpose Group 2(b) ('Other Residential'). Scope of Works Includes: Construction of non-loadbearing fire-rated stud partition walls to form bedroom/en-suite facilities. Installation of an upgraded, fully addressable mains-powered Fire Detection and Alarm System to IS 3218 (Type L2/L1). Installation of an Emergency Lighting System throughout internal escape routes to IS 3217. Upgrades to compartmentation and internal escape routes, including the installation of FD30S fire door assemblies fitted with self-closing devices, intumescent strips, and cold smoke seals. Provision of specialist passive fire-stopping to all mechanical and electrical service penetrations. Omission/removal of the external steel fire escape stairs and associated minor external window/door adjustments to the rear elevation. All works are internal or minor external items and do not involve structural footprint extensions
