The site is bound to the west and north by the grounds of Enable Ireland Sandymount Centre; to the east by residential properties along Gilford Road and Sandymount Avenue and to the south by Sandymount Avenue. The site is partially located within the Sandymount Avenue Architectural Conservation Area. Retention permission is sought for alternative privacy screening arrangements to 3 no. terraces, comprising approximately 1.8m-high planted privacy screens serving Apartment No. 59 (Type 2PD) and Apartment No. 55 (Type 2PE) at third-floor level of Block A.02, and Apartment No. 23 (Type 3PG) at fourth-floor level of Block A.01. The planted privacy screens comprise approximately 1.1m-high planter boxes with planting extending approximately 0.8m above planter level, providing an overall screening height of approximately 1.8m above terrace level. No other amendments to the residential development are proposed as part of this retention application.
