carry out the following development • Demolition of existing structures on site to include existing clubhouse and associated outbuildings (c. 1,567 m² overall); • Construction of a new clubhouse, grandstand, and indoor training facility measuring c.10,122 m² GFA to include: an indoor training field (c. 6,175 m²), changing rooms, communal areas, café/merchandise shop, town hall, gym, physio room, comms room, a function room and associated kitchen, bar, 2 no. meeting rooms, 4 no. outdoor handball courts, plant rooms, ESB substation, and ancillary storage rooms; • Amendments to the layouts of existing 5 no. natural grass outdoor training pitches, including spectator fencing and 400 LUX floodlighting to 1 no. natural grass pitch, realignment of ball stop netting, and associated works; • Conversion of existing grass pitch to 1 no. all weather synthetic pitch, with the inclusion of new floodlights (400 LUX), spectator fencing, ball stop netting and associated works; • Provision of 4 no. dug outs and 2 no. scoreboards; • 1 no. spectator seating terrace measuring 11.16m in height with seating capacity for c. 420 no. spectators; • Relocation of the existing car park to provide 227 no. car parking spaces (to incl. 13 no. accessible spaces and 23 no.
