The development consists of the demolition/removal of the existing shop, canopy and other above ground structures and infrastructure; the removal or retention on site of all underground fuel storage tanks and ancillary underground infrastructure. The construction of a 24 hour, unmanned, service station. The unmanned service station includes 3 pump islands and 6 fueling bays; a forecourt canopy; off set fill location and enclosure; new underground fuel storage tanks (4x50,000litre fuel storage tanks) and associated underground infrastructure; two self-service car wash bays (manual lance car wash type) and car wash enclosure and associated underground infrastructure; single vehicle, service bay space for air, water and Adblue; and a Control/Storage building. Reuse of the existing access and exit points to create a dedicated one way system. New and/or enhanced boundary treatments; all drainage associated with the development including SUDS measures and petrol interceptors. All works associated with the development. All signage proposed including a single operator totem sign
