Construction of a new 5-storey over basement library building of approximately 6,100m² (excluding roof plant areas) to the rear of Nos. 23-28 Parnell Square North, Dublin 1, providing library, cultural, exhibition, learning, lecture, café and ancillary accommodation. The works include a direct connection to Georgian House No. 26 and a new physical link to the Hugh Lane Gallery. Partial refurbishment, conservation and alteration works to Georgian Houses Nos. 23-28 Parnell Square North (Protected Structures), comprising approximately 4,300m², including internal reconfiguration, conservation of historic fabric, refurbishment of windows and roofs, alterations to circulation and fire escape routes, roof terrace works, building services upgrades and associated ancillary accommodation. Refurbishment and alteration works to the Hugh Lane Gallery and Charlemont House comprising approximately 3,079m², including roof and rooflight upgrades, conservation works, new environmental control systems, mechanical and electrical services, lighting, data infrastructure, environmental control lobbies, sanitary accommodation upgrades and associated building services works. Construction of a new link connection between the Hugh Lane Gallery and the new Parnell Square Library, including associated structural alterations, circulation spaces, reconfigured reception and sanitary facilities, and integration of building services and energy infrastructure across the Parnell Cultural Quarter development.
