The development will consist of : a) Demolition of existing dwelling and structures on site. b) Construction of a new 2-storey plus dormer dwelling with single storey plus dormer side extension to include internal car parking at ground floor level and storage space at upper floor level to attic space (totalling 619sqm GIA). The proposed dwelling includes 2 no. balconies at first floor level on the rear (southern) elevation. c) Construction of a single storey garden room of c. 34 sqm in the rear garden. d) Removal of existing piers and boundary wall along Castleknock Road only and replacement with new boundary wall, piers and gate. e) Provision of a new pedestrian access gate along the eastern boundary wall providing direct access to Georgian Village road; f) The development will also include for all associated and ancillary site development works, drainage, services, soft and hard landscaping (including boundary treatments) and all other ancillary works.
