Rockbrook Central, the construction of two residential blocks known as Westbury Hall and Clonmore Hall and the completion and re-configuration of three existing part-constructed basement levels at Sandyford Business District, Dublin 18 [The development will consist of 428 no. apartments comprising two blocks arranged around two courtyards ranging in height from five to fourteen storeys. The development will also include a crèche with ancillary outdoor play areas; ground floor local/neighbourhood retail units and communal community residents' facilities. The works within the scope of this commencement notice include the completion and re-configuration of 3 levels of basement car parking. The basement levels have been the subject of several previously approved FSC applications namely Reg Ref FSC/DR/248/07, FSC/DR/121/09, FSC/11/8138REV & FSC/DR/270/14/REV which will correspond with the current application, BCMS Ref 3014063. The north side of the car park at each level has been completed under the various FSC applications noted above and is occupied. The remaining partly constructed and unoccupied south section of the car park will be completed as part of the proposed works with the principles outlined in the previous fire safety certificate applications being maintained as part of the proposed works. There are works required in the occupied basement areas to facilitate ventilation for the overall proposed development and they will be completed under this commencement notice. The south section of the car park will be served by nine escape stairs with eight cores designed as firefighting shafts. Limited works in the existing part-constructed office development (The Sentinel Building), shall also form part of this commencement notice to facilitate escape from the basement levels of the overall development.
