Works description

The proposed Maintenance Depot developmentis one building which has two functions. The first area is two storey. The ground floor consists of an administration area which has a reception and entrance lobby, lost and found room, female and male wc, unisex wc/shower/changing room, HM/LV switch room, boiler room, cold water storage room, compressed air room store room, 4 persons office, hazardous materials room. An accessible lift between floors is located at the entrance lobby beside reception. The first floor comprises of a canteen, 12 person meeting room, 4 person office, female and male shower change and WC, unisex WC, shower, change, UPS room, depot control room, technical room, and communications/equipment room. The second area is a double height workshop. This consists of 1no.pit maintenance lane, 1no.level maintenance lane, high level cranes and raised gantry levels to facilitate repair and maintenance works to trams. The workshop area is solely for maintenance work on the LUAS tram and the requirements of Part M do not apply to this part of the building. It is used solely to enable inspection, repair or maintenance
