Works description

The demolition of an existing two-storey storage building; - the shell & core construction of a new 4-storey office and training centre building with associated site services, alterations to the site boundary and ancillary site development works. The floor area in the lodged fire certificate is 830 sq.M . The planning permission area is 776.50 sq.M. The discrepancy relates to the perimeter line of the internal floor area. The wall thickness as per the Arch drawings is 450mm and 175mm as per the fire certificate documentation. The additional area is not usable area and will be within the external wall build up. In addition there is 5.5 Sq.M of area forming an escape corridor within the existing storeroom in the rear of the existing building which is necessary for the fire escape strategy.
