Works description

(i) Internal alterations including essential repair and refurbishment of original walls, ceilings, floors and main stairwell; (ii) external alterations to comprise of essential repair and refurbishment of wall finishes, doors, roof, chimney and rainwater goods; (iii) replacement of existing PVC windows with timber sliding sash windows; (iv) demolition of non-original features and extensions including: the recently added two-storey rear extension (16 sq.m) and the rear shed / garage (35 sq.m); (v) construction of a single-storey flat-roof rear extension with 2 no. rooflights (20sq.m) which will provide living / dining / sitting / kitchen area; (vi) remodel of the existing ground floor layout to allow an open plan living area; (vii) 2no. new rooflights to the rear and middle of the main roof of the existing terraced house; (viii) remodel of first floor layout to allow for three bedrooms, two en-suites and a bathroom; (ix) the raising of the existing rear return by 1.5m; (x) associated elevational changes to the rear elevation of the main house and elevations of the rear return; (xi) change of use from a multi-unit residential use to use as a single residential unit; (xii) construction of a new shed/garage with mezzanine home office space to the rear of the property with 6no. rooflights; (xiii) landscaping, SUDS drainage and all associated site development works necessary to facilitate the development.
