Works description

‘(i) construction of a new part single storey, part two storey extension to the rear (western side) of the existing dwelling and barn comprising a kitchen and dining room at ground floor level and 2 no. en-suite bedrooms, corridor and reading nook at first floor level; (ii) demolition of the single storey green house, nib wall, rounded entry porch and part of the external wall (to facilitate creation of a new door opening to the proposed extension) to the rear of the existing dwelling (western side); (iii) part demolition of the barn’s southern, eastern and western external walls to facilitate the creation of 5 no. new external window openings and an internal door opening and the barn’s internal walls to facilitate the creation of 2 no. new internal door openings; (iv) reinstatement of the barn’s former first floor and internal works to facilitate conversion of the existing two storey (over basement) barn into living accommodation; (v) stabilisation, damp proofing, insulating and replastering of the existing barn walls; (vi) installation of 5 no. new windows in the barn’s southern, eastern and western external walls and 6 no. velux windows in the barn’s roof (southern slope); (vii) repair of and refurbishment works to fixtures & fittings and internal & external finishes, including rainwater goods, joinery, ceilings, floors, walls and stacks; (vii) replacement of an entrance door on the dwellings western (front) façade (between the barn and the dwelling) with a new door; and (viii) landscaping, drainage and all associated site development and ancillary works necessary to facilitate the development.
