The works provide for the construction of the Lower Ground Floor

The works provide for the construction of the Lower Ground Floor/Basement level of the Residential development. This is a single floor level across a sloping site. The Residential development (works above this lower ground/basement level will be the subject of a separate commencement notice) consists of two blocks (a 13 storey block and an 11 storey block). On this sloping site the Lower Ground Floor of the development in the 13 storey block accommodates an Artist's Studio and ancillary management and plant spaces. The Lower Ground Floor of the development in the 11 storey block accommodates some residential units that have direct access to external grade. There is also be some amenity space and communal rooms for resident use, as well as some ancillary plant rooms. Adjacent to this in the deeper sunken area of the site is a naturally ventilated Basement car park which has capacity for 50 vehicles as well as numerous bike parking spaces. The works include provision of permanent piling and underground services, construction of the lower ground floor slab and adjacent basement slab, rising walls/columns up to and including the ground floor slab together with the installation of all associated building services.
