Public-safe works description
The development will consist of the construction of 247 no. apartments in a building ranging from two to seven storeys in height consisting of 22 no. studio units, 48 no. one bed units, 164 no. two bed units, 12 no. two bed duplex units & 1 no. three bed unit. The building consists of 6 no. cores of apartments and 12 no. own door duplex units arranged around a communal courtyard area over a podium carpark. Core no’s 1 & 6 are seven storeys, core no’s 2, 4 & 5 are six storeys, core no. 3 is five storeys and the duplex units are two storeys. A total of 150 no. carparking spaces are to be provided in an undercroft carpark at ground floor level, together with bicycle parking spaces, plant and ancillary spaces with vehicular access from a new road to the north of the building. A further 122 no. carparking spaces are provided on surface in locations to the north, west and south of the building. A new public open space is to be provided to the east of the building adjacent to Hansfield train station. The works also include the construction of a foul pumping station, drainage works, and all site associated site, road and landscaping works on a 1.67 ha site located within Zone 7 of the Hansfield SDZ lands at Hansfield, Dublin 15. The development shall be handed over in 3 no. phases. The first phase will be for Cores 1, 6 and the undercroft car park. The second phase shall be for Cores 2 & 5. Then phase 3 shall be Cores 3 & 4. Escape routes and fire tender access shall be afforded throughout each phase to meet the requirements of Technical Guidance Document B. It is proposed to provide fire tender access to the undercroft car park during the first phase to ensure the required access is provided.
