Works will comprise fit out of the existing shell and core accommodation to office accommodation at 1st, 2nd, 3rd, 4th and 5th floor levels to provide private and collaborative open plan work space, meeting rooms and staff welfare facilities at each floor level. Provision of meeting rooms, business lounge, security room, it room and staff fitness studio at ground floor level and installation of internal glazed and stud partitions and provision of mechanical ventilation & air-conditioning to the internal accommodation. Provision of new service installations; including internal waste, water and drainage, mechanical and electrical, fire alarm, emergency lighting general lighting & small power and connection to the existing Landlord services as-installed. The proposed works will also include the completion of the ‘Excluded Works’ as referred to in the Annex of the Certificates of Compliance on Completion (Ref: CCDC and CCDC) for the base build development at 10-12 Hogan Place, Dublin 2, as follows: • Installation of raised access floors to provide level access from lift lobbies. • Under floor cavity smoke barriers in accordance with granted Fire Safety Certificate and all Building Regulations. • Installation of all floor boxes to be completed. • Installation of electrical works and cavity smoke barriers beneath raised access floor at fifth floor level. • Installation of MF plaster and Armstrong metal ceiling tile systems, as per design of building. • All mechanical and electrical fittings and equipment to be fitted, tested, inspected and certified. • Installation and commissioning of all grills, lights, smoke indicators, and fire systems and alarms connected to main fire panel. Works to be tested, inspected and certified. • Ceiling cavity smoke barriers and duct dampers to be installed in accordance with granted Fire Safety Certificate and all relevant Building Regulations.
