The proposed development comprises:  The provision of a reception building (Portakabin or similar type structure circa 82.5m2 sqm); consisting of an assembly & recreation room, WC facilities & kitchen/dining area. There shall be no deep fat fryers/oil burning facilities in kitchen/dining area. The construction of the building shall be a pre-fabricated floor system, pre-fabricated external walls and pre-fabricated roof system. The unit is supported on a ground concrete platform.  Vehicular access to the site will be via the existing R445 Roundabout spur and the laying of an access road, vehicle turning area, parking area, and connection to adjoining Distribution Centre Site (for visitor tours and site management related movements only), & ancillary site works.
