8, Hanover Quay, (Former Durabond House building), Hanover Quay, Dublin 2 (The Reflector) The project consists of a mixed use office and residential development on a site of c. 0.43 hectares located at 8, Hanover Quay, (Former Durabond House building), Hanover Quay, Dublin 2. The site is bounded to the north by Green Street East, to the south by Hanover Quay, to the east by two protected structures (10-11 Hanover Quay (Ref. 3512) and 2 Green Street East (Ref. 3328)) and to the west by existing warehouse buildings, The development consists of the following: - Demolition of the existing buildings on site and the construction of a mixed use development comprising of (a) a 6 storey, including a set-back storey, over basement office element with a gross floor area of c. 13,518 sq. metres, and (b) a 7 storey, including a set-back storey, over basement residential element accommodating 40 no. residential units (total GFA of 4,493.7 sq.m) comprising of 8 no. 1 bed units, 30 no. 2 bed units and 2 no. 3 bed units. The maximum height of the proposed development is 28 metres.- Balconies are provided on the southern, eastern and north/west elevations of the residential element. A residential courtyard/garden area is provided at ground floor level and a roof garden is provided at roof level of the residential element.- The development provides a total of 74 no. car parking spaces, 175 no. bicycle parking spaces, plant areas and ancillary facilities at basement level. Access to the basement is from Green Street East. Two no. ESB sub-stations are proposed onto Green Street East.- The development includes the construction of a new north-south pedestrian street connecting Hanover Quay to Green Street East.- All hard and soft landscaping works including to the residential and office courtyard areas and the proposed north south pedestrian link.
