Commencement notices — Dunlaoghaire

PROPOSED DEVELOPMENT: Eight-year planning permission for the construction of a new purpose built 120-bed National Rehabilitation Hospital Facility, 3-bed independent living training unit, hydrotherapy unit, sports hall and fitness gym and associated facilities, and all ancillary site development and landscape works. The proposed development will consist of the following: • Construction of new hospital buildings totalling circa 17,834 square metres gross floor area overall, including • A new hospital building entrance (circa 3,002 square metres gross floor area) of three storeys, which includes the new hydrotherapy unit, sports hall and fitness gym. • A new four-storey ward block comprising 120 number single rooms (replacement beds) in a number of discrete wards at each floor (circa 14,356 square metres total gross floor area, with no net change in existing number of hospital beds at the National Rehabilitation Hospital). Plant at roof level. • New three-bed independent living training unit. • A new internal four-storey ‘hospital street’ which runs east-west along the back of the proposed new entrance concourse and provides access to the new wards at each level. The ‘hospital street’ also provides links to the existing National Rehabilitation Hospital buildings at levels 0 and level 1. Minor extension and modifications required to the existing building to allow for these connections. • Extension to the existing building (circa 52 square metres) to provide a classroom, to replace the classroom to be demolished. • Refurbishment works to the existing hospital buildings (circa 259 square metres) associated with the proposed development, including minor fire upgrade works to some existing corridors and provision of temporary fire escapes routes and external stairs (circa 14 square metres) to existing buildings during construction. Preparatory works comprising of the provision of a new surface 175 space car-park to facilitate the future removal of existing car-parking to allow for the construction of a new hospital; proposed works consist of line-marked car-parking and access routes, drainage, mechanical and electrical services and some site lighting.
