The Scope involves: 1. Hotel Extension Demolish existing reception, bar, banquet hall, kitchen, restaurant, and ancillary spaces and replace with new reception, lobby lounge, bar bistro, lounge areas, restaurant, kitchen, and refurbishment of the existing link block to provide offices, meeting rooms, toilets and ancillary spaces including external service yards to the kitchens. 2. Bedroom wings: Refurbishment of existing bedrooms, ancillary spaces, and circulation areas, including services upgrade. 3. Bedroom wings roof: Strip back to existing structure and replace roof build up and finish. 4. Laundry: Refurbishment of the kids’ club/ hairdresser/ plant spaces to provide a new laundry facility involving a new raised floor and revised layout with new laundry equipment and associated services upgrade. 5. Leisure Centre: Refurbishment of existing involving refurbishing the pool deck and new pool access, revised changing rooms layout within existing internal footprint, general interiors upgrade to entrance foyer, gym, and studio, repaint roof trusses, strip back roof to existing structure and replace roof build up and finish. Services upgrade to the changing rooms and public spaces. 6. Spa: General refurbishment and interiors upgrade with minor rearrangement works. Decommissioning of select amenities and existing associated drainage rationalisation. 7. Substation: New standalone structure housing substation and switch room adjacent to the existing substation. 8. Carpark: Upgrade to existing front car park rearranging select car park spaces and providing increased number of accessible spaces. 9. Landscaping: New landscaped entrance from the front car park to the new entrance foyer. New garden landscaping outside the new function room and adjacent to the Carrowbeg River. Provision of walled bar garden with own external bar adjacent to the hotel entrance foyer and accessible from the bar bistro.
