Permission for the following Large-Scale Residential Development (LRD) at Maryborough Hill, Moneygurney (Townland), Douglas, Cork comprising the demolition and removal of an existing dwelling house and telecommunications mast; and the construction of 104 no. residntial dwelling houses (comprising 25 no. 4-bed dwelling houses, 52 no. 3-bed dwelling houses and 27 no. 2-bed dwelling houses) and 72 no. apartment/duplex units (compriisng 12 no. 3-bed duplex units, 26 no. 2-bed apartment units and 34 no. 1-bed apartment units) in 5 no. blocks ranging in height from 2 to 4 storeys with undercroft car parking in Blocks 1 and 2; 1 no. 3 storey creche; and all associated ancillary development including vehiuclar, pedestrian and cycle access, car and bicycle parking, bin and bike stores, drainage, landscaping, public lighting, boundary treatments and amenity areas. The proposed development makes provision for two vehicular/pedestrian connections to the Maryborough Ridge residential development to the west and includes improvements to the local road and footpath network on the L-6477 Maryborough Hill with two new pedestrian crossings at the existing roundabout north of the site. Vehicular access to the propsoed creche will be shared with an existing dwelling house on adjoining lands.
