The proposed development consists of: • Demolishing part of the existing warehouse (Unit 2) and car wash slab and make good eastern gable wall of remaining warehouse structure • Constructing a standalone, single storey, drive-thru restaurant (gfa 270sq.m) including hot food for consumption off the premises, with drive-thru hatches and storage yard (including new elevational signage). • Providing new drive-thru café within the existing service station building to replace the restaurant that will now be provided in the standalone building • Provide an EV Charging hub (10 spaces) with canopy over including PV solar panels and signage • Relocate the brush wash to west side of site • Provide new car parking (6 no. customer spaces, 2 no. disabled spaces, 4 no. staff spaces and 2 no. service bays) • 8 no. bicycle parking spaces and 2 no. motorcycle spaces • Free standing signage in vicinity of the drive-thru restaurant and a new totem pole to south east of filling station • ESB substation and wash recycle housing • All associated site works including internal access road, drive-thru lane, paving, delivery bay, order points, seating area, height restrictor, access ramp, lighting, boundary treatment and landscaping Natura Impact Statement (NIS) will be submitted to the Planning Authority with the application. The Natura Impact Statement will be available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy during office hours at the offices of the Planning Authority.
