Magellan Estates Holding Finland OY intend to apply for planning permission on lands at Swords Business Park, Seatown Road, Swords, Co. Dublin for a mixed-use residential and childcare development. The proposed development will consist of a total of 93 no. apartments (62 no. 1 bed units, 24 no. 2 bed units and 7 no. 3 bed units) and 1 no. childcare facility across 3 no. blocks ranging in height from 1-6 storeys as follows: (1) Block A: A 6-storey over basement apartment block comprising 29 no. apartments (23 no. 1 bedroom units and 6 no. 2 bedroom units) with balconies; (2) Block B: A 6-storey apartment block comprising 38 no. apartments (28 no. 1 bedroom units and 10 no. 2 bedroom units) with balconies; (3) Block C: A 4-storey apartment block comprising 26 no. apartments (11 no. 1 bedroom units, 8 no. 2 bedroom units and 7 no. 3 bedroom units) with balconies; (4) A childcare facility with associated outdoor play area located at ground level of Block C; (5) 1 no. ESB substation; (6) 1 no. foul-water pumping station; (7) A total of 37 no. car parking spaces, 4 no. motorcycle parking spaces and 307 no. bicycle parking spaces across surface and undercroft levels; (8) refuse storage, bulky items storage, plant and switch rooms; (9) landscaping and boundary treatment works; (10) provision of new vehicular and pedestrian access from Seatown Road; (11) all associated infrastructural and engineering works necessary to facilitate the proposed development, including provision of new pumped rising foul water rising main along Seatown Road. A Natura Impact Statement (NIS) will be submitted to the planning authority with the application.
