Extension, refurbishment, and alterations to adjoined warehousing Units 1, 2 & 3 Cloverhill Industrial Estate, Clondalkin, Dublin 22 as follows: 1. The existing warehousing Unit 1 (existing total area 11,725 m², comprised of 8,526 m² warehouse area and 3,199 m² of two storey ancillary offices) is proposed to be subdivided into two units as follows: A. Unit 1A, 2,582 m² in total including redesigned ancillary offices on 2 floors with an overall area of 522 m² (note: existing two storey office will be reduced by the demolition of 259 m² first floor offices and change of use of part of ground floor office, 281 m², to warehousing space), with a resulting warehouse area of 2,060 m². B. Unit 1B, 8,116 m² in total including redesigned ancillary offices on 2 floors with an overall area of 568 m² (note: existing two storey office will be reduced by demolition of 768 m² first floor offices and change of use of part of ground floor office, 801 m², to warehousing space) with a resulting warehouse area of 7,548 m². Both of the above units to receive front/southern elevation upgrades and access improvements of HGV's entering the site through two improved existing entrance/exit locations, addition of 1 no. goods door to Unit 1A, addition of 4 no. dock leveller doors & 1 no. goods door to Unit 1B, removal of a disused sprinkler pumphouse/plant room & (167 m²) and sprinkler tank (24 m², 7m high) to the rear of Unit 1B, associated elevational changes, drainage works including surface water swales, landscaping, rearranged car parking, provision of cycle parking and associated site development works. 2. Existing Unit 2 building area remains unaltered. 3. Existing Unit 3 with a total area of 4,995 m², proposed alterations will include existing warehouse office area (90 m² total over 3 locations) to be reduced to 42 m² by the demolition of 24 m² of first floor office and the change of use of 24 m² of part of ground floor office area to the warehousing area, and separately demolition of 147 m² of adjoined warehouse corridor resulting in 4,782 m² of warehouse area with the addition of a proposed new two storey adjoined ancillary office area extension of 358 m², with associated elevation works, ancillary cycle parking and adjusted car parking, addition of 2no. dock leveller doors & 1 no. goods door to the side/eastern elevation plus associated drainage works including surface water swales, landscaping and associated site development works.
