PROTECTED STRUCTURE: (RPS. 3300) works include the demolition of a single storey, light industrial building, located within stone boundary walls, with the part retention of blockwork wall forming the east boundary of the site. Removal too of a roller shutter, support beam and concrete blocks from the north boundary, stone wall. Construction of a 2 storey, semi-detached, 5 bedroom house, consisting of a single family dwelling, area 152 m², located within the existing boundary walls. Entrance of the house is via an existing entrance ope, in the north boundary wall, from Inchicore Terrace South. Bicycle parking, bin storage and private open space to be provided within the curtilage. Work also include modifications to the east boundary wall, the maintenance, repair and restoration of the protected stone walls, the extension of the existing drainage system with additional SuDs measures and associated site works.

PROTECTED STRUCTURE: A) Cleaning of the existing granite and brick facades, granite entrance steps and granite sills; repointing of existing front elevation to include localised repairs, repointing of entrance steps and repointing and reflaunching of chimney stacks in lime mortar; B) Re-rendering of the rear sand cement facade with lime based render; C) Proposed refurbishment of all existing timber sash windows throughout, and replacement of 4 no. existing uPVC windows with 3 no. new timber sash windows and 1 no. slim casement window matching original window details, with slim-line double glazing units; D) Replacement of existing modern uPVC sliding doors with timber glazed folding doors; E) Proposed cleaning, localised repair and redecoration works to existing wrought and cast-iron guardings and balustrades to entrance steps, and to cast-iron window guardings to front elevation; F) Localised repair works to the existing roof, to include the replacement of the existing modern rooflights with new conservation grade rooflights and replacement of existing rainwater goods to rear with new cast iron gutters and downpipes; G) All ancillary works.

PROTECTED STRUCTURE : RETENTION/PERMISSION: Retention and permission for alterations to development approved under Reg. Ref. No. 4014/20 (and later amended under Reg. Ref. Nos. 4910/23 & 5024/23). Retention is sought for (i) a revised and reconfigured internal floor plan layout from basement to third floor level of all three properties comprising all ancillary works necessary to facilitate, inclusive of new partition walls, wall removals, new door openings, creation of fire lobbies, creation of suspended ceilings, provision of vertical service risers, provision of bulk heads over ensuite bathrooms and lobby areas and new mechanical and electrical services installations; (ii) at basement floor level provision of wall to contain existing staircase in No. 66; (iii) at third floor level - provision of a new opening in the party wall between No. 64 and No. 65. Permission is sought for (i) a revised and reconfigured internal floor plan layout from basement to third floor level of all three properties comprising all ancillary works necessary to facilitate, inclusive of new partition walls, wall removals, new door openings, partial removal of suspended ceilings, reduction in size of vertical service risers and new mechanical and electrical services installations; (ii) removal of velux rooflight to No. 65 and replacement with a larger access hatch; (iii) provision of a new chimney flue to the rear of No. 64; and, (iv) general refurbishment works to floors, ceilings, windows and internal joinery. The works for which retention and permission is sought will result in the provision of a 24 No. bedroom Hotel. Each of the buildings on site is a protected structure.
