3. (b) Prior to the commencement of development, the applicant shall engage with the planning authority to agree the requirements for all works to the public road. Materiais used in public areas shall be in accordance with the document Construction Standards for Roads and Street Works in Dublin City Council. Any works to the public road including provision of upgraded junctions, pedestrian crossings, road and footpath modifications, lighting, drainage and materials considered acceptable to the planning authority shall be carried out at the developer's expense and completed prior to the occupation of the development. Reason: To ensure the timely provision of services, for the benefit of the occupants of the proposed dwellings.
