for development at a 3.8 Ha site off Kildare Road (R401). The site is generally bound to the north by properties fronting Kildare Road (R401) and St. Patrick’s Park Housing Estate, to the south by greenfield lands and woodlands, to the east by greenfield lands and to the west by St. Patrick’s Park Housing Estae and greenfield lands. The development will consist of the construction of a Residential Care Facility comprising a part 1 No. – part 2 No. storey Approved Centre Building with 50 No. bedspaces (6,392.5 sq m); and a single storey Services Building (413 sq m). The development will also consist of: a new access road along the eastern boundary of the site connecting to Kildare Road (R401); a pedestrian / cyclist crossing on Kildare Road (R401); internal roads, footpaths, and cycle lanes; 104 No. car parking spaces; service yards; bicycle parking; bin storage; plant; an ESB substation; a wastewater pumping station (24 sq m); solar panels; green roofs; hard and soft landscaping; boundary treatments; public lighting; signage; and all other associated site and development works above and below ground
