the demolition of existing agricultural sheds and structures on-site and the construction and operation of a Materials Recovery Facility (MRF) for the acceptance and processing of up to 90,000 tonnes per annum of household, commercial and industrial (C&I), and construction and demolition (C&D) waste. Elements of the proposed development include the following. (1) The demolition of all existing agricultural sheds and structures on-site (which cover an area of 1,417 m²). (2) The construction and operation of a Materials Recovery Facility, comprising: (a) a site entrance; (b) a weighbridge; (c) truck set down and parking areas; (d) staff parking, comprising 24 parking spaces including disabled parking and electric vehicle (EV) charging; (e) a concrete yard area; (f) a fuel storage area, consisting of a diesel tank and a raised bund wall; (g) external waste storage bays; (h) skip/bin storage areas; (i) a perimeter boundary wall (4 m in height) and perimeter fencing (2.1 m in height), with a hawthorn hedgerow maintained at a height of 4.5 to 5 m and width of 1.5 to 2 m along the southern perimeter of the site; (j) an overground firewater storage tank (5.5 m in diameter and 3.8 m in height, with a maximum capacity of 78 m³); (k) a two-storey Administration Building (7.35 m in height, with an overall floor area of 396 m²); (l) a single storey MRF building (13 m in height, with an overall floor area of ca. 2,850 m² to a maximum height of 13 m), which will include waste storage and processing areas and a separate workshop area; (m) a below grade truck loading bay situated within the MRF building; (n) an on-site ESB sub-station and adjoining electrical room (2.175 m in height, with a combined floor area of 61 m²); (o) solar panels (covering a total area of 737 m²) mounted atop the proposed Administration and MRF building roofs; (p) an on-site wastewater treatment system (for wastewater generated at sanitary facilities in the Administration Building), including an associated percolation area and ancillary services; (q) a dedicated drainage system for managing uncontaminated stormwater generated on roof and non-process yard areas on-site, which will include a Continuous Water Quality Monitoring System, an underground stormwater attenuation tank (436.8 m³ in size), a Class 1 By-Pass Separator, a proposed slam shut valve (which can be triggered automatically), a hydrobrake and a proposed manhole gate valve; and (r) a separate, dedicated collection system for managing contaminated stormwater generated at external waste storage bays on site and washwater generated inside the MRF building, which will include an underground contaminated stormwater/washwater collection tank (78m³ in size)
