1. The amalgamation of two existing industrial warehouse units (unit 6 – 308 m², unit 7 - 347.18 m²) with an existing parking and service area into an enlarged single unit – 772.42 m², and the associated demolition / removal of the existing party wall, internal stairs, partitions walls, office enclosure, toilet areas, ceiling and mezzanine floor areas (81.82 m²). 2. Change of use for the new enlarged unit from light industrial use to a builders’ merchant / trade counter depot with ancillary warehouse, showroom/display, office and staff facilities. 3. Proposed works to include all necessary site and associated development works, including construction of a new mezzanine floor of 187 m² and internal stair access, minor modifications to the elevations to include a new customer entrance with associated signage behind the existing roller shutter doors, widening of the existing roller shutter door opening, external signage and associated lighting, and a new fire escape door.
