demolition of existing agricultural building and construction of 98no. dwellings to comprise of 10 no. 4 bed detached 2 storey houses, 36 no. 4 bed semi detached 2 storey houses, 36 no 3 bed semi detached 2 storey houses, 10 no. 2 bed semi detached 2 storey houses, 6 no. 2 bed single storey houses, new vehicular and pedestrian site entrance, new mains water and foul sewage connections, provision of a storm water attenuation pond to north of site, part infill of lands to north of site with excavated material from development site and all associated ancillary site work. A NIS will be submitted to the Planning Authority with the application
