1) Proposed New Sand and Gravel Pit Development with associated ancillary facilities within a planning application area of c. 20.1 hectares. 2) Extraction of sand and gravel (dry working) over an area of c. 14.3 hectares with processing and washing of material on site (mobile plant and closed loop water recycling system with associated silt storage lagoons 1,952.25 m²), and all ancillary works and structures. 3) Site facilities compound consisting of prefabricated welfare facility (canteen/changing room/WC) c.21m², septic tank/WWTU and percolation area, bunded fuel storage and refuelling pad with hydrocarbon interceptor, weighbridge and prefabricated office/WC c.21m², wheelwash, water supply borehole, perimeter berms, vegetation planting and fencing. 4) Provision of new site access via a splayed entrance priority junction onto the R747 regional road and internal hardcore access road/track between the entrance and the pit working area with relocation of the existing percolation area granted under P. Ref. 14/1370. 5) Revised access arrangements to the existing agricultural farmyard onto the R747 regional road. 6) Provision of surface water management infrastructure to control and treat surface water runoff at the site entrance, internal hardcore access track and site facilities compound area via a series of french drains, silt traps, hydrocarbon interceptors and infiltration soakaway features. 7) Provision for the removal of hedgerows and replacement with stockproof fencing and management of hedgerows on third-party lands to the western side of the R747 to improve forward visibility of traffic travelling north on the R747 road. 8) The proposed extraction operational period is for 15 years plus 2 years to complete restoration (total duration sought 17 years). 9) Restoration of the residual lands to a combination of ecological habitat and agricultural afteruse
