The proposed two-storey rear extension, by reason of its excessive height and overall scale, represents development which is of an inappropriate scale and insensitive design relevant to the existing dwelling, would be unnecessarily overbearing, and would set an undesirable precedent for other such developments which, both in themselves and cumulatively, would result in undue negative impacts on the amenities of the countys RS zoned lands. The proposed development would contravene Policy SPQHP41, Objective SPQHO45 & Section 14.10.2.4 of the Fingal Development Plan 2023-2029 in this regard and, therefore, would be contrary to the proper planning and sustainable development of the area.
