Having regard to the nature of the development to be retained, which comprises the retention of a rear extension and detached garden room, would result in the overdevelopment of the site and reduce the level of private amenity currently afforded to the property which is contrary to Section 12.3.7 Additional Accommodation in Existing Built-Up Areas and Section 12.8.3.3 (i) Private Open Space for Houses of the Dun Laoghaire-Rathdown County Development Plan 2022-2028. Furthermore, the proposed development, if permitted, would set an undesirable precedent, and would, therefore, be contrary to the proper planning and sustainable development of the area.
