Drainage conditions require an agreed infiltration review

Council condition recorded; compliance not established · Exact Dalkey Lodge development D26A/0055/WEB; June decision conditions take precedence over the submitted FI drainage proposal.

What the evidence says
Condition 7 requires the attenuation proposal to be revised from concrete to a system promoting infiltration, with levels, dimensions, cover and manufacturer load-capacity confirmation agreed before development. Condition 8 requires 107 m³ storage and controls the outfall by QBAR or 2 l/s/ha, whichever is greater, subject to a minimum 50 mm flow-control orifice.

Why it may matter — interpretation
For drainage designers and civil estimators: resolve ground suitability and the agreed storage system before specifying or pricing the tank and connection.

What is not established
The FI report says bedrock prevents infiltration; the FI layout already labels a Tricel RigoFill system, while the condition describes concrete. This review does not resolve the final system, compliance agreement, manufacturer appointment or installation. Photographs, installer certification and council inspection are conditions, not evidence that those events occurred.

The road boundary requires reused or local granite stone

Council condition recorded; compliance not established · Ardbrugh Road boundary of Dalkey Lodge; condition 4(a), with further on-site stone reuse in landscape features under 4(b).

What the evidence says
Condition 4 requires the relocated Ardbrugh Road boundary wall to use stone from the earlier wall, site stone and/or locally sourced Dublin Granite, matching adjoining walls and their random-rubble capping. Commercial off-site stone cladding is expressly unacceptable.

Why it may matter — interpretation
For stonework and landscape estimators: the source and construction of the facing and capping are constrained and need written agreement before commencement.

What is not established
No agreed sample, final wall quantities, stone purchase, trade appointment or installed finish is established.

The park connection must be open before first occupation

Council condition recorded; compliance not established · Proposed Dalkey Lodge to Killiney Hill Park connection; prior design agreement and occupation timing conditions.

What the evidence says
Conditions 2 and 3 require an agreed pedestrian connection with steps or a ramp to an open gateway at Killiney Hill Park. The link and approach lighting must be completed before the first dwelling is occupied; the link and internal roadway must remain ungated and publicly accessible at all times.

Why it may matter — interpretation
For civil and landscape teams: coordinate boundary levels, accessible route design and lighting with a specific first-occupation dependency.

What is not established
The agreed ramp or step design, accessibility compliance, construction completion and public opening are not established by the condition.

Remaining document questions
  • Obtain written drainage agreement resolving ground conditions and final tank system.
  • Check agreed stone samples, wall details and public park connection levels.
  • Establish actual procurement, commencement and installation separately.

What this record establishes

Only exact linked records appear here. A missing appeal, commencement or completion entry means that evidence has not been established on this page. It does not prove that the event never happened.

Planning scale and individual notice or phase quantities remain separate. Notice quantities are not added into a development total or completion percentage.
