The proposed development, by reason of its inappropriate size, scale and massing, in particular the proposed side and rear extension which protrudes to the north, south and east (rear) of the existing dwelling as it is considered that the proposed development distorts the shape, form and overall mass of the existing dwelling onsite; would not appear to be subservient to the host dwelling; and, would negatively impact the residential amenity of the surrounding area. As such, the proposed development as designed would contravene Policy SPQHP41 ‘Residential Extensions’ & Objective SPQHO45 ‘Domestic Extensions’, would seriously detract from the visual amenity of the area and would be contrary to the aims and objectives of the Fingal Development Plan 2023-2029. The proposal would therefore be contrary to the proper planning and sustainable development of the area.
