What this means

Applications were most often refused because the proposal did not fit its site or surroundings, conflicted with zoning or rural-housing policy, lacked enough technical evidence to demonstrate its impacts were acceptable, harmed the amenity of neighbouring homes or created access or road-safety problems.

Cromane Upper, Killorglin, Co. Kerry, V93D3K1

Kerry County Council · 2660632

What was proposed

retain the change of use of dwelling house to short term let accommodation

Refusal reason

Having regard to the suitability of the dwelling house on site for permanent occupancy housing due to its size, layout and amenity areas as well as its location in the settlement of Cromane and in proximity to Killorglin town, it is considered the proposed development would contravene Objective KCDP 10- 33 of the Kerry County Plan 2022-2028 which is to “Prohibit the change of use of residential properties to short-term letting in established residential areas”. Furthermore, it is considered that the proposed retention of change of use from residential to short- term holiday letting would be contrary to Policy 10.3.5.3 of the Kerry County Development Plan 2022-2028 in relation to Short-Term Letting. The proposed development would, therefore, be contrary to the proper planning and sustainable development of the area.
