What was proposed

Permission for the demolition of existing derelict building and the construction of four apartments in a new four storey block, with the top floor partially set back on the southern and eastern elevations and all associated development works.

Refusal reason

Having regard to the nature, location and context of the site, the character and general pattern of development of the surrounding area, and the policies and objectives of the Cork City Development Plan 2022-2028 (as varied), it is considered that by reason of its scale, design and bulk, the proposed development would represent overdevelopment of a small, restricted site, which would be out of character with the surrounding development and would seriously injure the amenities of the area and of adjoining properties. The proposed development would, therefore, be contrary to the proper planning and sustainable development of the area.
