Works description

The proposed construction of storage/industrial unit at Drake House, Dublin Airport Logistics Park, Co. Dublin. The proposed Unit will consist of c24,450m2 storage/industrial accommodation. Ancillary to the storage/industrial area is an office space over lower ground, ground and first floor with plant space at roof over the office as shown on the accompanying drawings. The office spaces at lower ground floor, ground and first floors will be shell and core and subject to a future tenant fit out. It is noted that as part of the shell and core works the lower ground floor will be provided with a reception area, tea station, sanitary facilities and security room. The ground floor level which is located at the same level as the warehouse floor consist of the open plan shell and core office space and sanitary facilities. The first floor level consists of the shell and core office space, tea station and sanitary facilities. It is noted that the ground and first floor levels will be provided with 2 no. escape routes via the 2 no. protected stairs whereby it is noted that the Northern stair also extends up to serve the roof top plant. In addition, it is noted that there is ancillary accommodation along the South elevation consisting of an another office space over ground floor, first floor and second floor level and with plant located over the office space access via an access hatch. The space consists of open plan offices at each level and ancillary sanitary and storage spaces and is served via 1 no. stair core as shown on the accompanying drawings. It is noted that there will separate FSC application for the ancillary buildings located on the site for the ESB substation and other ancillary plant rooms as required.
