Refurbishment and upgrading works to existing two-storey semi-detached dwelling including selective internal demolition and reconfiguration works; removal of non-original internal walls and chimney breasts; refurbishment and repair of existing roof structure including replacement breathable membrane, breathable underlay, repair of flashings, gutters and downpipes, reuse of existing natural slates where feasible, and attic insulation upgrades. Works also include refurbishment and repair of existing external brickwork and boundary walls; replacement of existing windows; minor alterations to front garden layout including provision of covered bicycle storage; internal reconfiguration of ground and first floor layouts; provision of WC beneath staircase; enclosure and conversion of existing covered side passage to internal ancillary accommodation with rooflight above, incorporating utility area, cloakroom and bicycle storage; attic access improvements including new attic stairs and installation of 1 no. rear rooflight. Energy upgrade works to include improvements to air-tightness and thermal performance, including application of Diasen Diathonite Thermactive insulating plaster system and associated insulation works throughout.
