The proposed development will consist of modifications to site layout permitted under Planning Application Register Reference No. 23/4661 to include (i) the construction of new concrete yard (2,500 m²) which will be an extension of existing marshalling/storage yard to replace permitted administration & warehouse building, (ii) a new 2.4m high concrete wall along western and southern boundary to replace existing mesh fence, (iii) a new totem entrance sign and new sign on southern elevation of permitted service building and all other associated site development works. The development to be retained consists of modifications to the service building permitted under Planning Application Register Reference No. 23/4661, to include (i) extended plant room, extended tank wash and new shroud enclosure, (81.7 m²), (ii) first floor mezzanine (155 m²), (iii) associated elevational and other building changes to include revised door locations and window openings, new external steel walkway and stairs on eastern side, the raising of building height and extension of adjoining canopy by 2m. Permission for retention is also sought for changes to permitted site layout to include (iv) 2.4m high concrete wall along western boundary adjacent to existing service building, and (v) 4no. car parking spaces.
