EXPP: The proposed works are confined entirely to the internal layout of the existing building. No extensions are proposed, there will be no increase in the gross floc area, and no alterations whatsoever are proposed to the external elevations, roof profile, building envelope, or overall external appearance of the premises. The proposal involves the change in use of a former counselling and psychotherapy centre unit, which previously operated as a public-facing commercia premises, to a retail kitchen supplier showroom. The proposed use will similarly function as a customer showroom open to members of the public. with the display and sale of kitchen products forming the primary activity. The nature of the proposed use remains consistent with the established retail character of the premises, with customers attending primarily on an appointment basis or for product viewing and consultation. In terms of parking provision, the existing on-site parking facilities are considered more than adequate to accommodate the proposed use. The former retail use had the potential to generate higher levels of customer footfall and associated vehicle r movements than the proposed showroom use, which is anticipated to experience a lower frequency of customer visits and reduced peak occupancy. Furthermore, the proposed operation will require fewer staff members than the previous retail use. Consequently, there will be no increased demand on the existing parking provision or the surrounding road network, and the existing servicing and access arrangements are considered entirely satisfactory for the proposed development.
